Get ready: ‘Register your rental property’ service
This winter the Government are rolling out the ‘Register your rental property’ service, as part of the second phase of Renters’ Rights Act implementation.
If you’re a landlord of an assured or regulated tenancy, then you must register yourself and each of your properties through the service
There’s an annual £65 registration fee per property, and you’ll need to renew your registration each year. If you don’t register your properties, then you risk being fined. Offline registration routes will be available for landlords who need them.
Regional rollout
The service is being rolled out on a regional basis across England from 15 December 2026, beginning in the West Midlands. Registration deadlines are based on your property’s location – for example, if you live in London but your rental property is in Birmingham, then you’ll need to meet the deadline for registering in the West Midlands.
At the moment you are only required to register your properties if they are currently under let, or become let during the rollout period. Under future legislation you will also be required to register any unoccupied properties before you or your agent markets them for let. You and your letting agent will also need to ensure your unique landlord and property identifiers are included on adverts at this point. The Government will provide further guidance ahead of this requirement.
You’ll need to record details of your properties, like the address and the number of residents and bedrooms, as well as the amount of rent you are receiving for a property. You’ll also need to demonstrate you meet health and safety standards by uploading gas, electric, and energy performance certificates.
If you use a letting agent, then you’ll still need to start the registration process yourself. There will be an option for your agent to upload certain information on your behalf. The Government aims to publish guidance for letting agents on how this will work ahead of service rollout. To be notified when new guidance is published, you can sign up to GOV.UK Alerts.
