The Renters Rights Bill is set to become law in 2025, possibly as early as Spring.
The Labour government’s proposal aims to ”bring in a better deal for renters” and marks “the biggest shake-up of the private rented sector in 30 years”. It will include, but not be limited to, the following changes:
- scrapping all fixed-term assured shorthold tenancies including those in place when the law comes in and replacing them with periodic tenancies, which tenants can end with two months’ notice
- abolishing Section 21 evictions, marking an end to ‘no fault’ evictions
- make it illegal for landlords and agents to discriminate against prospective tenants in receipt of housing benefits or those with children
- a new private rented sector database that all landlords must register themselves and their properties on – properties will not be able to be marketed anywhere until both the landlord(s) and the property have been registered and the registration number must be shown on the listing
- a new Private Rented Sector Landlord Ombudsman for landlords and tenants in England
Currently we cannot confirm when this will become law as it is still passing through Parliament.
